Galashiels Fire Station: Case Study by Project Manager: Andrew Eaddy

The current Galashiels Fire Station was constructed in 1973 and opened in 1974. The station was identified as being one of fourteen stations in Scotland to have RAAC panelling. As part of the 2023/24 capital programme, refurbishment works were carried out to provide dignified facilities and contaminate control in line with SFRS Standard Station Design. Additional works involved the installation of a structural solution to the underside of the RAAC roof panels and the installation of new bi-fold doors to all four appliance bays.

The contractor delivered community benefits through School visits, installing new break-out spaces and providing work experience for locals by coordinating with the TIGER programme, which arranges placement/work experience with the various subcontractors.

Temporary accommodation was provided to allow the station to continue with ‘business as usual.’ Five sleeping cabins, a drying room cabin, a gear store, and locker cabins, with new pathways to provide temporary access, were provided.

Refurbishment works are shown, with the strip-out and clearance of the site area completed, allowing the reconfiguration of the layout to provide the new dignified facilities and contaminate control arrangement.

New steelwork and new services were installed, and new partition walls have been erected.

The internal works were completed in December 2024, with the RAAC remediation completed in March 2025.

Refurbishment works created five new bedrooms, with new H/L services installed, followed by the installation of the new suspended ceiling systems and flooring finishes.
